The architect-builder remodel system

The system has 2 or 3 main steps – determined by the complexity and size of a remodel:

1) Design
2) Permits
3) Construction Uncomplicated or small projects may only need design and construction steps. Updating electrical and plumbing …..fixtures for a bathroom is an example. Complex and bigger projects require the all 3 steps. Additions with structural changes are …..an example. Regardless of complexity and size, it is important to fully analyze plans, diligently research regulatory rules, and …..adequately consider cost effective building strategies.

Process: the longer explanation

1) Design. Architectural design is a reiterative process composed of:

A. Programming – use/s, space and adjacencies analysis
B. Schematic Design – creating and evaluating concepts
C. Design Development – refining the chosen concept
D. Contract Documents – the concept written through drawings and specifications

2) Permit. Most building is regulated and permission to build is granted by meeting:

A. Land use codes
B. Building codes
C. Other jurisdictional regulations

3) Construction

New construction is typically a serial progression of one activity following another i.e., the roof framing follows the completion of walls. Remodels are different because the existing structure may dictate multiple and discontinuous starting points i.e., reinforcement of walls sections before demolition.
